History of Asbestos

Up until the 1980's asbestos was used in the United States for fire and chemical resistance and for its durability.  Asbestos was used in thousands of common building materials, including:  floor tile, mastics, plaster, and thermal system insulation.  Also, contrary to popular belief, asbestos is still found in building materials imported from Mexico and Canada. 

Hazards of Asbestos 

Asbestos does not pose a threat unless airborne where it can become a inhalation hazard.  The symptoms of asbestos exposure are not present for 20-40 years after exposure.  Exposure to asbestos can result in Mesothelioma, Asbestosis, and lung cancer.  An individual who smokes is ten times more likely to experience the adverse health effects listed above. 

How This Effects You

Environmental Protection Agency regulations state that a building material used in a building built before 1980 is assumed "asbestos containing" until a licensed asbestos inspector determines otherwise.  Therefore, a pre-demolition/renovation asbestos inspection must be performed to ensure that asbestos containing materials are not present.

It is highly advisable that any building that has asbestos containing materials identified, to have a Asbestos Management Plan on file.  This document protects building owners as well as employees, and ensures that asbestos containing materials are being managed properly.  Additionally, it ensures that all OSHA, State, Local, and Federal regulations are met.
